North York Development Proposal Evolves at 1184 Wilson Avenue

A proposed condo at 1184 Wilson Avenue in the Downsview area of Toronto has been redesigned. Located on the north side of Wilson Avenue west of Keele Street, the proposal by developer First Avenue Properties seeks Zoning By-law Amendment to allow a 12-storey condominium development on a 1.1-acre plot currently housing a single detached family dwelling located mid-block between Julian Road and Agate Road.

The design by Architecture Unfolded proposed in the initial submission was marked by areas of all glass cladding with balconies intersecting with areas of punched windows framed by an opaque white framing, where there were no balconies. The design aimed to creatively address the City’s policy that, if using energy-inefficient window wall, buildings are required to have no more than 40% of its exterior envelope as windows.

The October, 2020 redesign by the same architectural firm provides a look that’s more in keeping with the majority of current Avenues style Toronto condo designs, replacing the most of the white framing with red brick artist’s rendering has changed the façade of the building, changing the opaque white material to a brick framing, white on the lowest two levels, and red on the podium levels. Gray spandrel panels are used to frame windows above.

The 40.6 metre-tall proposal terraces down on its north side to transition to the low-rise neighbourhood to the north, and contains 19,325 of residential gross floor area, with only residential uses in the building, as this stretch of Wilson Avenue does not include a retail strip, nor is one foreseeable here. The proposal would see 287 condominium units, with there being 211 one-bedrooms (74%), 62 two-bedrooms (22%), and 14 three-bedrooms (4%). Nine of the units are two-storey townhomes which would have outside doors directly facing Wilson Avenue.

The development has 3 levels for parking, including about half of the ground level plus 2 underground levels. There are a total of 268 parking spaces proposed, with 239 for residents and 29 spaces for visitors. For bicycle parking, 185 spaces would be spread throughout the garage levels.
