Former Car Dealership of Dufferin Proposed as Rental Suites and Retail

Developers RioCan REIT and Woodbourne Canada Management, Inc. are seeking a Zoning By-law Amendment and Draft Plan of Subdivision from the City of Toronto for a redevelopment of 3180 Dufferin Street, a few blocks south of Yorkdale Shopping Centre.

The site at the southwest corner of Dufferin and Samor Road is a former Chevrolet/Buick dealership and repair facility with extensive surface parking.

On it the plans are to build a 10-storey mixed-use building on the east half of the site, and a 7-storey residential building on the west half. The two buildings would be separated by new L-shaped public streets connecting Dufferin and Samor Road, creating 2 separate smaller development blocks.

The redevelopment would demolish the current one and two-storey buildings on the site in favour of the IBI Group-designed mixed-used, mid-rise buildings of 39.55-metres and 30.8-metres. Together they have a proposed gross floor area (GFA) of 40,743 m² of which 39,279.0 (96.4%) would be residential and 1,464.00 (3.6%) would be retail/commercial space. Residential amenity space would account for 2,220 , half indoors and half outdoors.

Block 1 which fronts Dufferin Street, would see the development of the 10-storey mixed-use building. The building would have 302 residential units, and 1,464 of at grade retail along the entire Dufferin Street frontage. Townhouse units are proposed at grade along Samor Road.

On Block 2 is the proposed 7-storey all residential building, with 253 units, with units at-grade having direct access to street frontages. A new public park is also proposed for the southeast corner of the block, along with a POPS (Privately Owned Publicly accessible Space) in the southwest corner.

There are a total of 555 rental residential units proposed, made up of 37 studios, 261 one-bedrooms, 187 two-bedrooms, and 70 three-bedrooms. Proposed are 391 parking spots, with 302 spots reserved for residents and 89 for visitors. While 370 of these spaces are located below grade in parking structures, 21 are to be on the surface. The proposal also has 558 bicycle parking spots, with 500 of them being long term spaces, and 58 for visitors.
